Insurance in Edison, NJ
Edison is where the New Jersey Turnpike, Interstate 287, Route 440 and US Route 1 all come together, wrapped around one of the densest warehouse and distribution clusters in the Northeast. Omega Insurance Agency, an independent agency based in Clark, writes personal, commercial and trucking coverage for the households and businesses that work that ground every day.
A township built around an interchange
Edison is a township in Middlesex County, central New Jersey. The 2020 U.S. Census recorded 107,588 residents, which makes it the sixth-most populous municipality in the state. Median household income sits at approximately $125,145 with a poverty rate of about 4.7%. Edison also completely surrounds the borough of Metuchen — one of New Jersey’s “doughnut town” pairs — so the two communities function as a single local market rather than two separate ones.
What sets Edison apart for insurance purposes is what runs through it. Exit 10 of the New Jersey Turnpike (Interstate 95) is located in the township, and the exit’s access road links I-95 with County Route 514, better known as Woodbridge Avenue, plus I-287 north and Route 440 east. Interstate 287 itself begins in Edison at that Turnpike interchange, where the freeway continues east as Route 440 toward Perth Amboy and Staten Island. Farther along its run, I-287 has an interchange with US Route 1 and crosses NJ Route 27, the Lincoln Highway. Two of the busiest commercial corridors in central New Jersey therefore cross inside township limits.
That geography changes what a policy has to answer. A single Edison address can be a family home a few streets from Roosevelt Park, a storefront on the Oak Tree Road corridor, a 3PL operation inside Raritan Center, or a tractor-trailer that leaves Exit 10 for the port every morning. The exposures are not interchangeable, and the coverage should not be either.
Omega Insurance Agency is an independent agency, which means we are not locked into a single carrier’s appetite. We shop the market, explain the trade-offs in plain language and build a program around what you actually do — whether that is a school-run commute on Route 27 or a nightly drayage cycle through Exit 10.

Exit 10, and everything that feeds it
Raritan Center is described by its own developer as immediately adjacent to Exit 10 of the New Jersey Turnpike (I-95), at the crossroads of Interstates 287 and 440, the Garden State Parkway, US Route 1 and US Route 9. That is an unusual amount of highway convergence for one township, and it is the single biggest reason auto, commercial auto and cargo questions dominate the conversations we have with Edison clients.
Turnpike Exit 10
Exit 10 is inside Edison Township, and its access road connects Interstate 95 with County Route 514 (Woodbridge Avenue), I-287 north and Route 440 east. Interstate 287 begins here at the Turnpike interchange, continuing east as Route 440 toward Perth Amboy and Staten Island. Local traffic, regional traffic and long-haul freight share the same ramps.
Twenty miles to the port
Port Newark–Elizabeth Marine Terminal is within 20 miles of Raritan Center via the New Jersey Turnpike, and Newark Liberty International Airport is within the same 20-mile run. For an owner-operator or a small fleet based in Edison, that is a short, high-frequency lane — and radius, commodity and stop count all matter when a program is priced.
Rail and barge, not just trucks
The Raritan Logistics Center — Raritan Center plus the adjacent Heller Industrial Park — offers rail infrastructure operated by the Raritan Central Railway and a private barge terminal, serving transload, cross-dock, warehousing and third-party logistics operations. Multimodal sites raise questions about care, custody and control that a plain auto policy was never written to answer.
If you run power units, trailers or straight trucks through that footprint, ask us about trucking and transportation programs and commercial auto coverage written around real Edison routes rather than a generic radius class.
An arsenal that became a logistics capital
Raritan Center encompasses over 2,350 acres and almost 15 million square feet of office, flex and warehouse or distribution space, making it the largest business park in Middlesex County and one of the largest in the Northeast. It is sited on part of the former Raritan Arsenal and is home to regional distribution facilities for FedEx, UPS, CertainTeed and Arizona Beverage Company, among others.
Combined with Heller Industrial Park, the Raritan Logistics Center covers over 3,050 acres with more than 25 million square feet of warehouse, light-manufacturing and office space. Edison’s economy also includes an Amazon fulfillment center, FedEx and UPS regional hubs, and the online retailer Newegg. Constant commercial-vehicle movement through the township is not a seasonal pattern here; it is the baseline.
Healthcare is the other anchor. Hackensack Meridian JFK University Medical Center, a 499-bed full-service acute-care hospital at 65 James Street, handles more than 20,000 admissions and 60,000 emergency room visits per year, and the practices, vendors and contractors that orbit a hospital of that size carry their own liability, property and workers’ compensation needs.
Review My Business Coverage→What Ida taught the Raritan Basin
In September 2021, the remnants of Hurricane Ida overwhelmed Edison Township’s sewer system and caused two sinkholes in sewer lines. The township subsequently received $2,417,519 in FEMA funding for permanent repairs. That is a public-infrastructure figure rather than a private-property one, but it is a useful measure of how much water moved through the township in a single storm.
The wider picture is the same. The Raritan Basin bore the brunt of New Jersey’s worst river flooding during Ida, with record crests recorded on the Raritan River upstream at Manville. For anyone insuring a home, a rental property or a ground-floor commercial space in this part of Middlesex County, that history belongs in the coverage conversation rather than in the fine print.
Standard homeowners and commercial property forms generally exclude flood, and sewer or drain backup is usually an endorsement rather than a default. We walk through both before you bind, along with replacement cost, business income and loss-of-use limits. Our home insurance page explains how the underlying coverage parts fit together.
What we look at on an Edison property
- Whether flood belongs on a separate policy — standard homeowners and commercial property forms generally exclude it.
- Water backup and sump overflow endorsements, given how Ida’s runoff hit the township’s sewer lines.
- Business income and extra expense for ground-floor retail along US 1, Route 27 and Oak Tree Road.
- Replacement cost versus actual cash value, and whether the limit still matches today’s rebuild cost.
- Loss-of-use and additional living expense for multi-family and two-generation households.
- Umbrella limits for households with several drivers sharing high-traffic corridors.
Menlo Park, Oak Tree Road and the crowds they bring
Edison is a majority-Asian township — roughly 53.6% Asian at the 2020 census, with Indian Americans about 34.9% of residents — and Hispanic or Latino residents make up roughly 10 to 11 percent of the population. Multilingualism is official policy here: sample ballots in Edison are printed in English, Spanish, Gujarati, Hindi and Punjabi.
Menlo Park
The Thomas Alva Edison Memorial Tower and Menlo Park Museum is a 131-foot Art Deco tower built in 1937 and dedicated on February 11, 1938, topped with a light-bulb sculpture. It marks the site of Edison’s Menlo Park laboratory, the world’s first organized research and development facility, where he earned roughly 400 patents including the incandescent light bulb and the phonograph. Menlo Park Mall, a two-level super-regional center on US Route 1 at Parsonage Road, carries over 165 stores.
Oak Tree Road
The Oak Tree Road “Little India” district runs roughly a mile through Edison and neighboring Iselin and is one of the region’s largest concentrations of Indian and South Asian shops, eateries and services. Small independent businesses packed along a busy street usually need a general liability and property program, a business owner’s policy, and a serious look at foot-traffic and premises exposure all at once.
Parks and venues
Roosevelt Park is the oldest park in the Middlesex County Park System, with a lake, a 1930s fountain sculpture, a bike path and sports fields. The New Jersey Convention and Exposition Center is also located in Edison, which means trade shows, exhibitors and short-term vendors regularly need certificates, event liability and inland marine coverage on short notice.
A township that prints its ballots in five languages is a township where explaining a policy clearly matters. Our site runs an English/Spanish switcher, se habla español, and our advisors will slow down and go through declarations, exclusions and endorsements line by line for as long as it takes.
Edison and everything that borders it
Edison Township borders municipalities in two counties and completely surrounds a third community. Our office sits at 155 Westfield Ave in Clark, Union County — itself one of Edison’s bordering municipalities — and our licensing does not stop at the township line.
